The Location

There are so many reasons why St Julian’s is one of the most popular towns anywhere on the Maltese Islands.

Centrally located – about 20 minutes’ drive from the airport and Valletta – St Julian’s started life as a sleepy fishing village. However, over the decades it has come to attract many of the island’s most upmarket residents, who enjoy the many amenities here, as well as the benefits of seaside living.

As a result, St Julian’s has become home to many of Malta’s most exclusive homes, including the Portomaso and Pender Gardens developments. Residents here enjoy the many facilities on their doorstep, from excellent restaurants including Dolce Vita for Mediterranean dining and Zest for eastern cuisine, to the countless bars, pubs, shops and boutiques.

Plus, living in St Julian’s makes it easy to explore the rest of Malta. Transport links to and from the town are excellent, with a bus terminal situated just outside, and various taxi companies nearby. St Julian’s is perfectly placed should you want to explore both the north and south of the island, whether for the beaches, excellent dining options, or historic sites.

The Development

Pendergardens was developed as an oasis within the heart of St Julian’s.

This pioneering self-contained and exclusive development is spread over 18,500 sqm. It has been designed as a car-free location, and built around a large pedestrianised piazza that sits in its centre. The piazza provides a spacious open area for residents to enjoy, while, below the development, a multi-storey car park provides handy parking for residents and their guests.

Pendergardens has become renowned for its ground-breaking approach to design and convenience. There’s an excellent choice of properties, from the three-bedroom family units in semi-detached blocks, to the smart studio, one- and two-bedroom apartments, and the penthouses with their own pools and decks. Most apartments have lovely views of the piazza, while others also boast vistas of pretty Spinola and Balluta Bays.

Plus, there’s the selection of 154 Pender Garden Villas just a short walk from the main piazza, which really do take this development to the next level. These purpose-built houses enjoy a front and back garden, hydro-spa, carports, garages, large open plan living spaces, and three bedrooms.

As for the facilities at Pender Gardens, these are also outstanding. Aside from the 2,000 sqm landscaped communal gardens and piazza, there is also a beautiful pool and deck area for guests to enjoy, and a number of commercial outlets for the added convenience of the residents.

The Lifestyle

The Pendergardens lifestyle is excellently suited to families, couples and professionals based in Malta, with something unique to offer each one.

Families will enjoy the development’s proximity to other key sites in Malta, from the beautiful beaches in the north, to the countryside in the south. It is also close to many of the country’s best schools, including the international school Verdala.

The St Julian’s-to-Sliema promenade is also a major draw. This stretch of coastline winds along the seafront, creating a lovely spot for a long evening stroll, a jog, or a route for friends to walk after coffee or before dinner. Plus, the many amenities in the area mean you don’t have to go far, whether you want a relaxed pizza, fine-dining dinner, or an evening of champagne and cocktails.

Finally, professionals will also be impressed by the excellent business facilities in the area, from the high-quality offices for hire, to the professional services, including banks, real estate companies and financial consultants.

All in all, Pendergardens and St Julian’s both promise residents access to a cosmopolitan lifestyle that will never fail to impress.
